Fire Risk Assessments
Full, comprehensive, bench-mark standard fire risk assessments for every type of building: offices, warehouses, high-rise housing, healthcare, education, defence sites and more. Each survey is led by a qualified assessor who follows PAS 79 methodology and the Regulatory Reform (Fire Safety) Order 2005.
Each Assessement comprises of:
Walking the entire site to identify ignition sources, fuel loads, and routes for smoke or flame spread.
Reviewing existing documentation, drawings, maintenance records and fire strategies.
Assessing building use, and occupants including vulnerable occupants and evacuation procedures.
Testing that fire doors, alarms, emergency lighting and compartmentation perform as intended.
You receive a clear, prioritised action plan with photographs, risk ratings and practical recommendations so you can fix issues quickly and stay compliant. We remain available to explain the findings, help you budget remedial works, and schedule follow-up checks when required.
we give you the facts, the risks and the roadmap to keep people and property safe.
Fire Door Surveys
Each Survey is an in-depth inspection of fire doors to ensure they meet all legal requirements and perform as intended in the event of a fire. Fire doors are critical life safety assets — but only if they’re correctly installed, maintained, and undamaged.
At Key Fire Ltd, component of each door set is assessed, including:
Door leaf condition and gaps
Intumescent seals and cold smoke seals
Hinges, closers, locks and latches
Signage and certification
Frame integrity and wall connections
We identify any defects or non-compliances and provide clear, practical guidance on what’s needed to bring each door back up to standard.
Where remedial work is required, we offer professional recommendations for industry-approved, trusted contractors who are proven, certified, and capable of carrying out repairs or replacements — no matter how small the job.
Our reports are detailed, photo-evidenced and written in plain English, giving you a clear path to compliance and peace of mind that your fire doors will perform when it matters most.

Compartmentation Surveys
Thorough compartmentation surveys to assess the integrity of your building’s passive fire protection systems — the unseen barriers that stop fire and smoke from spreading rapidly.
These surveys focus on critical elements such as:
Fire-rated walls, floors, and ceilings
Service penetrations and ductwork
Fire stopping and sealing around pipes, cables, and voids
Cavity barriers in roof and ceiling spaces
Junctions between compartment lines and structural features
At Key Fire Ltd, we identify any breaches, poor workmanship, or missing protection that could compromise a building’s ability to contain fire. Every defect is clearly documented, prioritised by risk, and accompanied by expert recommendations on how to restore compliance.
If remedial work is needed, we can connect you with tried and tested passive fire protection contractors — specialists with a proven track record in fire stopping and compartment reinstatement, from minor patch repairs to large-scale remedial projects.
Our surveys are especially valuable in buildings where layout changes, age, or previous works may have compromised original compartmentation, such as in older properties, healthcare facilities, or military sites.
We help you understand where your vulnerabilities are — and what to do about them.
